Since 1993 the representatives of Landmark s.r.o (a limited liability company) have been involved in Prague's evolving real estate market. Instead of focusing on properties within the city's central business district, we decided to concentrate in the "fringe areas" since we felt that most companies would begin seeking these areas for modern office projects that would provide them with modern building amenities, adequate parking, large floor plates and reasonable rental rates.

Located less than two kilometers from Prague's central business district, we began seeking properties in the Holešovice region of Prague 7 which was a former light industrial area with very little modern office space available. We felt this area was ideal for development due to the availability of large parcels of land, wide streets and developed infrastructure but more importantly it was easily accessible by public and private transportation to the central business district and other districts within the city. For many years we were one of the few real estate developers in Holešovice, but in recent years other developers have joined us in reshaping the area into a popular destination for bother commercial and residential projects.

We have successfully developed two new administrative office projects and the renovation of a ninety-year-old former spice facility into a modern multi-use commercial complex in the Holešovice area. Most recently we have secured project approvals for another new administrative office project that is ideally located to the city center and public transportation. Although our focus has mainly been administrative buildings, we also developed a new warehouse/office facility in the Prague's western suburb of Tuchoměřice near Prague's international airport.

In 2005 we entered the Ukrainian real estate market in 2005 to participate in Kiev's expanding the real estate market. We secured a vacant property in 2006 near the city center and successfully rezoned the property for commercial use in 2009. Currently we are reviewing options to develop or sell the property.

As a real estate developer, we were fully responsible for all phases of these development projects from property acquisition to design development, project permitting, financing procurement, construction management, marketing, lease negotiations, space planning and tenant relocation.

In additional to property development we also provide property/asset management services to our developed properties in order to insure a high standard of building operations and a high tenant satisfaction.

We are pleased to have the opportunity to participate in Prague's evolving real estate market and have gained a reputation for providing high quality projects along with professional management services. We would like to extend this experience to other real estate markets in the future as well.
