closely work with our designers in maximizing the building mass within
the given zoning parameters of the land.
Conceptual design.
We work closely with the designers to insure the style of the building
is marketable, efficient and functional for multiple range of building
tenants.
Building architecture.
We require that the appearance of the building is modern and attractive
yet classical in order to insure the building doesn’t appear dated several
years after completion. We also review building amenities and materials
that will add value and character to the building.
Interior design. We
intensely review with our designers the layout of the interior space to
insure the common and office areas are attractive, efficient and flexible
for a varying range of tenants. Material selection is also carefully
reviewed to insure easy maintenance and low operating costs for building
tenants.
Space planning. Our
staff is capable of preparing interior space planning for potential building
tenants in order to assist them with their decision in occupying space
within a given project.
Value engineering.
Throughout the design and then the construction work tender process, our
staff seeks cost evaluations for various building systems to insure the
cost effectiveness of the project.
Construction management.
Our staff is involved with all phases of construction. After a contract
is awarded for the construction, our staff meets with the general contractor
on-site for a weekly meeting to discuss schedule, progress and any changes.
We also prepare written reports and photo documentation through out the
construction process.
Tenant Improvements.
Our staff also manages the final construction fit-out of the interior layouts
to conform to the building tenant's requirements.
